Community Guidelines

These guidelines keep LeaseReputation honest and useful. Every reviewer agrees to them, and we enforce them.

The point

LeaseReputation exists so renters can learn what living in an apartment community is really like — from people who actually lived there. Honest, first-hand, verified reviews are the whole point. These guidelines protect that.

Who can post

Reviews come from verified residents — current or former — of the community being reviewed. As part of posting, you confirm your residency and that you are a unique, real person.

Write a helpful review

  • Be specific and factual — describe what you experienced (maintenance, management, noise, fees, deposit return, the building, the neighborhood).
  • Write from your own first-hand experience.
  • Be fair — the good and the bad both help future renters.
  • Keep it about the community and your experience living there.

What’s not allowed

  • Fake reviews, or reviews you were paid, incentivized, or rewarded to write.
  • Reviews of a property you did not live in, or written on someone else’s behalf.
  • Conflicts of interest — reviews by owners, employees, agents, or competitors of the community.
  • Personal or identifying information about other people, including staff or residents.
  • Harassment, threats, hate speech, or discriminatory content.
  • Illegal content, spam, advertising, or off-topic material.

For property managers and owners

If you are associated with a community, you may not write, buy, solicit with incentives, or trade perks for reviews of your property; you may not review competitors; you may not pressure residents for positive reviews; and you may not retaliate against, or ask us to remove, an honest review simply because it is negative. These practices also run afoul of the FTC’s rules on consumer reviews.

Moderation and enforcement

We review reports and may label, remove, or refuse content, and suspend or remove accounts, when these guidelines are violated. Critically, we keep honest negative reviews up — they are exactly what renters come here for. We do not remove a review just because a community dislikes it.

Reporting and disputes

Anyone can report a review they believe is fake, violates these guidelines, or contains false statements of fact, by using the report option or emailing support@leasereputation.com. A community may dispute a review by providing evidence that it is inauthentic or factually false. Disagreement with a reviewer’s opinion, on its own, is not grounds for removal.
